Maywood
residents
and property
owners to a
community
meeting on
Thursday,
June 12,
2008 at 7:00
p.m. located
at Holy
Corinthian
Church (401
S. 5th
Avenue,
Maywood,
Illinois).
Over the
last several
years the
use and/or
characteristics
of
properties
have been
altered or
changed
without
proper
permits
and/or
notifications
to the
Village of
Maywood.
The purpose
of the
public
meeting is
to provide a
forum for
citizens,
landlords
and property
owners to
discuss the
Village
goals and
objectives
for
addressing
this matter.
PLEASE
ATTEND IF:

You have
undertaken
and/or
considered
the
possibility
of adding
more space
to your home
or property;

You are
converting
utility
space into
habitable
areas or
dividing an
existing
residence
into two (2)
or more
units;
-
You have
undertaken
one of these
projects and
received a
notice of
violation
from the
Village
inspector;

meeting is
to educate
Village
residents on
the codes
and
regulations
regarding
illegal
conversions
and
overcrowding
of
residential
property.

recent Code
enhancements
and
solutions
toward
compliance
and repair

assistance
is available
to obtain
and maintain
compliance

difference
between
notices,
inspections,
citations,
housing and
circuit
court
actions
Illegal
Conversions
(definition)
Current
zoning
regulations
require
re-certification
of any
expanded
use.
Building
codes
require
separation
of spaces,
means of
egress and
other
modifications.
If you add
apartments
or convert
unfinished/unoccupied
space into
an
apartment/dwelling
unit (i.e.,
separate
eating,
sleeping,
living,
cooking and
washroom
facilities)
without
written
consent and
permits from
the Village,
this is an
illegal
conversion
and is
prohibited
by the
zoning
regulations.
For example,
by
converting a
once
complying
structure to
a use of
three or
more units,
the
classification
of the
structure
changes to
multi-family,
the codes
used for
continued
occupancy
change, and
the
structure is
subject to
fire code
regulations.
This type of
illegal
conversion
may result
in illegal
occupancy
and lead to
possible
condemnation
of the
building for
unsafe
conditions.
Section
404.3 thru
404.7 of the
2003 ICC
Property
Maintenance
Code (The
provisions
and
calculation
schedule,
used by the
Village in
making a
determination
on maximum
occupancy
loads and
use of
space)
is the model
code adopted
by the
Village of
Maywood.
These
provisions
are in line
with the U.S.
Census
Bureau
guideline of
1.1
occupants
per room. A
copy of the
model code
adopted by
the Village
of Maywood
is available
for your
review at
the Village
Hall, 40
Madison
Street in
the Village
Clerk’s
Office and
the Code
Enforcement
Department
and at the
Maywood
Public
Library.
